Rather then employing a large company structure, each property manager oversees a small team of staff that manages a portfolio of properties. This allows us to offer a streamlined and efficient service with high accountability and a more direct approach to property management.
Our Property Managers typically manage a portfolio no larger than 1000 apartments and oversee a team of 7 employees consisting of:
Tenant Concierges: Each tasked with overseeing the in-suite tenant requests; and acting as the first point of contact when putting in work orders. Our concierges are essentially resident managers to approx 500 units; providing customer service to our tenants while working closely with our contractors and handyman.
Tenant Admin: Each property management team within our firm comes equipped with a professional administrator whose sole purpose is letters, notices, and rent collections.
Maintenance Technicians: In charge of in-suite maintenance and building operations; our building technicians are masters of the craft.
We believe the “Live in Super” model is outdated and impractical; which is why we opt to offer a crew of capable plumbers, handymen, finishers, tilers and building technicians that work directly with our Property Managers and Tenant Concierges. They know our properties inside and out; offering preventative maintenance daily to the buildings and tackling small work orders in order to offer quick and efficient service to the tenants without the high cost associated with hiring contractors or waiting for a contractor to show up when its suitable for their schedule.
Cleaners: Our on-staff cleaners are ready to tackle your property and offer a “Hotel” level shine across your portfolio of rentals. Costs for this service are included in our maintenance fees which aim to offset the costs of having a super.
Leasing Agents: Our Leasing Agents, act as an applicants first contact with your property, do all showings, background checks and make sure we rent to only the most qualified renters. Our leasing agents put applicants through a rigorous vetting process to ensure we keep our 99% success rate.
